160 for your convenience includes: High efficiency Fujitsu A/C; free Wireless Internet (WiFi); towels (both regular and beach); all necessary kitchenware including silverware and glassware; microwave; mini fridge with separate freezer door (and there are two ice machines on property); electric hair dryer, iron, and ironing board.  Poolside BBQs to enjoy.

160 in a breathtaking location on the Garden Isle. Enjoy easy access to a number of Kapa'a's biggest hot spots, such as Smith's Family Lu'au, Fern Grotto and Wailua Falls. You have the opportunity to relax in a resort-like setting with a beautiful, beachfront location while you to soak up the Hawaiian sun.

We offer free parking for our guests. This condo complex is centrally located to many popular island destinations. By car, it's approximately 12 minutes to Lihue airport, 50 minutes to Hanalei and 45 minutes to Poipu. Kaua'i, the Garden Isle, has so many beautiful sights to take in and Kapa'a is a great starting point to them all.

Important: We are not part of the hotel reservation system, there is no daily room service. You do have use of the common grounds, free parking as our guest, pool, hot tub, and pool bar.  This is a privately owned studio that rents for less if you are looking to save money. The unit is cleaned prior to your arrival and stocked with start-up supplies. The studio is cleaned again upon check-out time. If you need new supplies, linens, towels, bed remade and additional spruce up clean, we do offer this additional service for a $70 fee per scheduled day. Please ask if you are interested in this service.  If you need to do laundry there are Laundromats only a six to seven minute drive from the property.

*Early check-in and late check-out must be requested in advance. If Guest does not check out at designated time there will be a penalty of up to one extra night charge.

CANCELATION POLICY: Balance is due 60 days prior to arrival. Cancellation must be received in writing/email. There is a $200 non-refundable cancelation fee should you cancel outside of 60 days prior to your arrival. If cancellation occurs within 60 days of arrival, we will refund the rent paid if we are able to re-rent the condo. We can only refund for the days we are able to re-rent, less the $200 USD cancelation fee and any costs associated to rebook the condo. However, we do try very hard to re-rent it and have sometimes been successful in the past depending on how much lead-time we have.

*Every Kauai Vision property listed is a NON-SMOKING home; be it inside the unit or outside on the lanai (balcony) or hallways.  A designated smoking area outdoors & away from the building. There is a $500 fine for smoking. Any costs to remove the smell or damage of the smoke will either be covered by the guest in violation of this policy.

*Guest will be charged $25 if more than 2 garbage bags are left in the unit and extra cleaning if the unit is left excessively dirty or damaged the unit beyond normal wear and tear.

Any tax increases requested by the State of Hawaii will be passed along to guests. This privately-owned vacation condo is operated in full compliance with Hawaii law. General Excise and Transient Accommodation taxes are collected and transmitted to the State of Hawaii on all rentals: Hawaii Department of Taxation: GE/TA #:090-421-7600-01, TMK #: 430020130159
